One of the most important directions of development in Russian economy at the present stage is creation of territories management system and support of its efficient functioning. The necessary condition of stable economy of territory is providing of state guarantees of properties for realty. Realization of this task would be supported by creation of full-value and functional system of registration and objects’ estimation of realty. This article unveils and analyzes main problems in the sphere of state cadastral registration and estimation of estates, information of which are contained by State cadastral of realty. It is shown the influence of the problems on the results of cadastral estimation of lands in Sverdlovsk region. Besides there are the main approaches to identification of cadastral value of estates, and also possibility of this value’s impugnment in court or in disputes commission about results of this estimation. There is a necessity and main directions of perfection of methodological and legislative basics of cadastral estimation of estates as objects of realty, what finally can lead to relations’ transition in the sphere of Russian land market to the new level.
