The article discusses the transformation of the practices of the operation of residential real estate in the digital environment. The stage of operation of a real estate object takes up most of the project’s life path and requires the greatest amount of costs. Nevertheless, in Russia, the use of information modeling or BIM at this stage is minimal, mainly BIM is used at the design stage. The study shows that the main reasons for the current situation are ignorance about the capabilities of BIM at the operational stage and the initial level of development of BIM. The analysis of the possibilities of information modeling in operation proved the effectiveness and necessity of using these technologies at the maintenance stage. Foreign studies were also analyzed to identify tools for improving the use of BIM and increasing its level of development in Russia. The results of the study are presented in the form of prospects for the development of the application of information modeling at the stage of real estate operation in Russia. The developed prospects for the development of BIM at the operational stage in Russia, including the achievement of the third level of BIM development, staff training, cooperation, methodology and digital tools of foreign countries, will allow the effective use of BIM at the operational stage of real estate. The algorithm of implementation of these technologies in Russia on the example of successful foreign practices will be the subject of the next study.
